Phill Grove, a former electrical engineer, became a "transactional engineer" after leaving corporate America. Together with his wife, Shenoah, they manage Texas REIAs, the largest network of Real Estate Investor Associations in Texas with over 100,000 members.
After losing his job in 2003, Phill turned to real estate investing, completing over 1,200 deals worth more than $200 million. He’s known for mastering multiple real estate strategies, including wraps, flips, and auctions, and for developing innovative tools and training programs.
Phill has taught thousands of students across the U.S., created the AMPS system, and built Texas REIAs into a leading real estate education network. In 2017, he launched the Canis Major Incubator to raise over $300 million for commercial real estate projects.
Commercial real estate investing involves purchasing, improving, managing, or leasing properties that are used for business purposes rather than single family residential living. These properties can include:
Unlike residential real estate, where investors typically deal with single-family homes or small rental units, commercial real estate offers larger-scale opportunities, higher income potential, and often greater long-term stability.
Many investors start with residential real estate—flipping homes, wholesaling, or building a portfolio of rental properties. But as they grow, they often reach a ceiling.
Commercial real estate is the next step for scaling their business and achieving more substantial, sustainable returns.
Here’s why you should consider adding commercial investments to your strategy:
Commercial properties generate more revenue per deal, meaning you can do fewer deals with higher returns.
With longer leases and multiple tenants, commercial properties tend to provide more consistent and predictable income.
Commercial property value is tied to its income, not just market comps—meaning you can increase value by increasing profitability.
Adding commercial assets helps diversify your portfolio and provides a hedge against residential market fluctuations.
Instead of managing 10 homes, imagine managing one 10-unit apartment complex—it’s often easier and more efficient.
From syndications and partnerships to seller financing and bridge loans, commercial investing offers more ways to creatively structure deals.
Commercial real estate investing isn’t just for institutions or multi-millionaires. With the right education, mentorship, and support, any investor can break into commercial deals and build long-term wealth. Whether you're looking to scale beyond residential, partner with others through syndications, or gain access to passive income opportunities, commercial investing offers a powerful path forward.
Our events are designed to equip you with the knowledge, tools, and connections you need to confidently invest in commercial properties and take your real estate career to the next level.
